With our online Resident Center, you can get the latest HOA information available.
- Click above to go to Resident Login. If you do not have a login, contact our office at (208) 726-4565 and ask for a Welcome Email.
- If you are please log in to the Resident Center to make sure, log in to the Resident Center to ensure your email address is correct.
- Double-check your spam/junk folder in your email program if you are not receiving emails regarding your association. Emails will be sent from 'mail@managebuilding.com.'
-The association documents are available on the Resident Center. These are board-approved to be published and may be presented in 'draft' form until final.
- If the document you seek is not there, create a General Inquiry request for the document.
- The owner must make Realtor or Mortgage document requests. While association documents are public, documents must be approved before release.
With Overwatch Management, your HOA receives the following services.
- Principally, communication is through our Resident Center.
- Phone support is available, but in most cases, an online request will be required through our Resident Center.
- Our After Hours Support response is restricted to property damage only.
- Administrative needs must be handled during regular business hours.
- Our staff will answer homeowner account questions during regular business hours and assist with dues and automatic payments.
- Automatic payments are a set amount. An increase in dues assessment by the board will require an adjustment to your account.
Overwatch addresses facility assistance, remodels, and ADRC items.
- The needs and requirements vary between subdivisions, townhomes, and condominiums, and the facility response factor differs.
- Subdivisions: the association is typically responsible for the large picture and, in most cases, is not responsible for issues on the owner plat.
- Townhomes: the association is typically responsible for building exteriors and lots around the building structure. Owners are responsible for the interior and crawlspaces.
- Condominiums: the association is typically responsible for building exteriors and pertinent infrastructure. Owners are responsible for sheetrock-in and fixtures (including vent fans, interior pipe, fireplace units, and interior heating).
- NOTE: in all cases, contact your association manager through the resident center to clarify owner responsibility.
- Approval is required for all exterior changes in subdivisions, townhomes, and condominiums.
- Approval is required for interior changes related to time of year, impact of contractor, disposal or placement of dumpster, parking, and other related issues.

- ADRC: Architectural Design Review Committee
- ARC: Architectural Review Committee.
- In both cases of the acronym, the committees are choseng by the Board of Directors (in some cases, a paid professional committee is selected) to advise the Board upon review of any request for an exterior or structural change to the community.
- NOTE: committees work as an autonomous entity. Overwatch does not contract to manage committees.
Services beyond Management!
- In some cases, associations have required an additional level of service in a specific area. This may be additional reporting, water system management, extensive vendor management, or general contracting services.
- Overwatch seeks to fulfill those needs.
- Additional reporting or more frequent reporting may be requested. This is offered on the fly, at an additional hourly charge. Some associations have opted for an additional monthly fee for regular reporting intervals.
- Additional services may be available if they exist within our experience or may be learned or trained. Overwatch exists to fulfill all association needs to the best of our ability.
- Overwatch has a team of task fulfillment to assist and fulfill needs on the property. The basic needs of the complex may be solved under pre-approval, but owner requests will be vetted by the manager before task fulfillment.
- Under the goal of client satisfaction, it has become necessary over the last few years to solve larger association issues. To this end, Rick Osenga, Overwatch president, runs a general contracting division set aside distinctively as Echelon Construction.
- When is Echelon Construction utilized?
When a project requires three (3) or more trades to be managed, or contractor availability is scarce, Echelon Contracting will bid with the agreement of the Board.
